When it rains the playing field levels and it becomes much less about the machinery and far more about the skill of the person behind the wheel. ‘Finding the grip’ is the art of keeping the car on the road when all it wants to do is head straight into the barriers.

For real estate agents across Sydney right now it’s raining. The volatility in global markets combined with interest rates rising (back to normal levels) has many spooked and as a result many auction campaigns are failing.

For properties that are incorrectly priced (or poorly presented) it feels like the buyers have vanished….but they haven’t. In the past two weeks we have had 3 sales that had strong competitive interest and there was some commonality amongst them.

If you are selling at the moment I thought it may be helpful to share with you what we see as being the keys to success in a trickier market.

Price. Buyers are now factoring in rate rises and volatility in the short term. If your price guide reflects and acknowledges this they will come. If it doesn’t you may be sweeping tumbleweed out of your garden following your open homes.

Presentation. Like it or not, selling your house is sort of like a beauty pagent. Buyers will look at what’s on offer, they will look in different areas and then they will decide which ones to go and see. The average Saturday time window for opens is between 9am - 2pm. With increased stock it’s crucial to make people swipe right on your home.

The agent. The role of your agent is to establish the best price that your property can be sold for today, it’s that simple. I would go as far to say that when you interview agents you will probably be better off choosing the one that gives you the lowest appraisal. That’s a big call but stick with me....who do you want in your life? Someone who has the character to risk not getting the job by telling you the truth or someone who wants the job so much they are comfortable lying to you?

Probably the greatest mistake I see people make is hiring the agent that makes the biggest promise on price. The appraisal doesn’t matter folks...what matters is the strategy and the skills that your agent brings to the table.

It’s not all doom and gloom out there and plenty of sales are being made, if there is one thing I’ve noticed over the past 20 years it’s that the market is never as hot nor as grim as reported in the media.
