NYPD Blue.

If the name Andy Sipowicz means anything to you, this one’s for you.

 

You could be forgiven for thinking that Cremorne Point is a sleepy harbourside suburb, devoid of night life and underworld activity….well…not last week.

 

A friend of mine was trying to buy a property through a typical agent, the pressure was on…’sign tonight’ he said…’you will lose it’ he threatened. The story being fed was the other buyer was coming back tonight at 6:45pm and they will buy it. When discussing tactics I suggested my mate plan a good old fashioned stakeout. Yep, get a servo coffee, a newspaper, and a few donuts for good measure and park the car across the street (seat down). He did just that.

 

Like most stakeouts, this one was defined by boredom. The clock ticked past 6:45pm…no sign of the bad guys (or the buyers). Half an hour went by…crickets. Then something happened, the agent called and started mounting on the pressure again expecting my mate to fold…clearly he didn’t know there are some serious NYPD blue fans out there.

 

What to do now? Well we considered driving up to the agents office, putting him in a room with a two way mirror and playing some good cop bad cop but that felt excessive.

 

What’s my point? You need to be super careful out there, there is often another buyer but not always. As the property market settles agents will undoubtedly use tricks to try and make sales…the solution? If they are a team, separate them and tell the weaker one the other one is squealing and promise immunity…wait…maybe just research the market and don’t just rely on what the salesperson says.
