Now that school holidays are in full swing the market has gone into hibernation with any new stock likely on hold until the end of the month. I’m often asked about what impact school holidays has on market conditions and the short answer is quite a lot.
Half of Mosman is in Italy right now sipping on Aperols so launching your property into this period would mean you will miss a lot of potential buyers.
The key to running a strong campaign is coverage. By this I mean you want to ensure that your sale process doesn’t have any blind spots and all buyers are in the ring. Then and only then can you and your agent make informed decisions knowing that you have full market context.
There is nothing worse than being on the open market and then starting to second-guess the process - this also applies to presentation. Too often I see owners put their homes on the market without the required preparation and then wonder why the interest isn’t as strong as they hoped…by that stage it’s too late.
Holiday periods are the ideal time to get your house ready for sale, tidying the garden, painting the fence, losing the clutter…it all matters. It’s a cliché but it is true that you only get one chance to make a first impression.
We have some wonderful homes coming up in the next few weeks but from what we can see for the rest of this year stock will remain tight. My gut feeling is that the US election circus will also mean that the Spring selling season will be shorter than normal this year.
