The question we get asked often is ‘when is the best time to sell?’
The traditional thinking on this is that you should list your house in Spring and Summer when the house looks its best however history would suggest that has not always been the case.
Whilst it’s true that most homes look better in the warmer months the more relevant factor is supply and demand. If you go back and study the data you will find the market peaks occurred in June 2003, July 2010, July 2017 etc. (it’s worth noting the 7 year gaps here too).
It’s no secret the market has been undersupplied for some time now meaning we are seeing a build up of frustrated buyers. Since COVID the numbers of sales have dropped to historical lows which has meant that despite interest rate rises, inflation etc. house prices have held up and in many categories have actually risen.
The question is what happens when conditions improve?
