We’ve all seen it before, your friend was married to an accountant for 10 years then the relationship burst into flames and all of a sudden he (or she) starts dating a tattoo artist from Bellingen who’s ‘really kind.’ The classic rebound.
With an increasing number of auctions now passing in, some marooned property sellers are re-thinking their first agent marriage and in many cases moving on with another. The rationale being it will be different with someone else, well that's not always so. My first saying for this weeks newsletter is 'wherever you go, there you are.'
In a softer market, choosing the right agent is critical. When the market is running hot any punter can get a deal done and look like a hero but when things get tricky you need to be looking for not looks alone but the whole package.
Unfortunately, there are agents out there that never get called up for the first dance but focus on preying on listings that haven’t sold. These agents are the catfish of the industry... ie pretending to be something they are not. Vulnerable and exhausted property owners often leave a decent agent and sign up with one that just tells them what they want to hear, this can be an expensive mistake.
Its natural to get frustrated with your current agent if the result you wanted hasn't materialized but changing without some self examination may make your situation worse. Or as Brene Brown would say 'you need to do the work.' My second saying for you this week is 'the grass is greener where you water it.'
The variables to consider when contemplating your predicament are the agent, the presentation, the marketing and last but definitely not least...the price.
Buyers have options now, this means you must present the property at its best, price it in context with your competition and have realistic expectations. We all have that friend that's waiting for Mr/Mrs Perfect...ok I'll stop it's done.
